Most people assume new construction means picking a lot, choosing a floor plan, and waiting a year for it to be built. But in today’s market, that approach may actually cost you more money — not less.
Here is exactly what I would do if I were buying a brand new home in Lakewood Ranch right now, based on what I am seeing firsthand in communities like Wild Blue, Stock, and Esplanade at Azario.

Why Buying New Construction in Lakewood Ranch Means Looking at Spec Homes First
When most buyers think about new construction, they picture choosing a lot, selecting every finish, and waiting for their home to be built. But there is a smarter entry point that most buyers overlook — the spec home, also called an inventory home.
A spec home is a property the builder has already completed or is close to completing, without a buyer attached to it yet. And right now, builders want these homes sold. They are carrying the cost of a finished or nearly finished property every single day it sits unsold — property taxes, insurance, financing costs — and that pressure gives buyers real negotiating leverage.
About 70 percent of Stock’s home sales last month were spec or near-completion homes. That is not a coincidence. It is a signal about where the value is.
The Real Cost Comparison: New Construction vs. Recent Resale
Here is a real example I walked through recently in Wild Blue. A completed Stock Eastn model — four bedrooms, three and a half baths, pool, outdoor kitchen, fireplace — was available at $1.9 million with $50,000 in option credits and $2,500 toward closing costs if purchased before year end. That brings the effective price to about $1.85 million for a brand new, never-lived-in home.
Just nearby, a resale home on Seaglass Court — finished in early 2025 and listed at $1.8 million — looked like a slightly cheaper option on paper. But when you factor in what the current owner paid when they bought it new ($1.568 million), plus closing costs, doc stamps, and deed transfer fees, the math shifts considerably. The brand new spec home starts to look like the better deal.
Meanwhile, another resale in Wild Blue — a Sterling model built in 2025 with no pool, no outdoor kitchen, and no enclosed lanai — was listed at $2.49 million. But you can buy a brand new Sterling with all of those features for $2.3 million. The resale seller is betting their lot location justifies the premium. In most cases, buyers doing the math will choose the new home.
Builder Incentives Are Real — and Significant
One of the biggest advantages of buying new construction in Lakewood Ranch right now is the incentive packages builders are offering on their inventory homes. These are not token discounts. They are meaningful.
At Esplanade at Azario, a Lazio model on a golf-deeded lot with a pool and great rear view was priced at $1.399 million — approximately $140,000 off the base price — with an additional $15,000 toward closing costs. The builder was also offering up to 1.5 percent off the published interest rate when financing through their preferred lender. With market rates running around 6.33 percent at the time of filming, that rate buy-down puts buyers potentially below 5 percent on a 30-year fixed mortgage.
That is a combination that resale sellers simply cannot match. A private seller cannot buy down your interest rate. A builder can, because they have the relationships and the financial incentive to get that inventory home closed.
What Buyers from 2021 to 2023 Are Facing
There is another important dynamic shaping the current market. Buyers who purchased homes in Lakewood Ranch during 2021, 2022, and 2023 often paid at or near the peak of the market. As prices have come down from those highs, many of those sellers are now in a difficult position — they need to sell at prices that reflect today’s market reality, not what they originally paid.
This is worth understanding clearly: what a seller paid for their home is irrelevant to its value today. The market determines value, not purchase history. A seller who bought at $1.4 million in 2022 and needs $1.4 million to break even does not get $1.4 million just because that is what they need. The home is worth what a buyer will pay for it in today’s market.
Buyers who purchased before 2020 are generally in a much stronger position. They have more room to price competitively and still walk away with a meaningful gain.
My Strategy for Buying New Construction in Lakewood Ranch Right Now
If I were personally buying new construction in Lakewood Ranch today, here is the approach I would take.
First, decide on the builder and price range that fits your lifestyle and budget. Lakewood Ranch has a wide range of builders across communities — Stock, Taylor Morrison, Toll Brothers, Neal Signature, and others — each with different product types, price points, and community amenities.
Second, once you have a builder in mind, find out what they have available as completed inventory or near-completion spec homes. These are the properties where builder motivation is highest and negotiating room is greatest.
Third, negotiate everything — not just the price. Builder incentives on spec homes often include option credits, closing cost contributions, and rate buy-downs that are not always published. A good buyer’s agent who works regularly with these builders knows what is actually achievable versus what is on the rate sheet.
The buyers I have helped who have done the best in this market are the ones who come in prepared, understand the leverage they have on inventory homes, and let the negotiation happen properly rather than assuming the listed price is fixed.
