The Concession is a private luxury residential and golf community near Lakewood Ranch, Florida, known for custom estate homes, expansive homesites and a low-density setting encompassing approximately 1,200 acres. With a limited number of residences and convenient access to Sarasota and Manatee County destinations, it appeals to buyers seeking privacy, architectural distinction and proximity to championship golf.
The Concession is a private luxury residential and golf community in eastern Manatee County, near Lakewood Ranch and within convenient reach of Sarasota and Bradenton. Its low-density setting, custom estate homes, natural surroundings and proximity to one of Southwest Florida’s most distinguished private golf clubs make it an important community for luxury buyers to understand.
The residential community and The Concession Golf Club are closely associated, but buyers should evaluate the home purchase and club membership separately. A property purchase should not be assumed to include golf membership, and current membership categories, availability, initiation requirements and dues should always be confirmed directly with the club before making a real estate decision.
The Concession is located in Bradenton, Florida, east of Interstate 75 and near the Lakewood Ranch area. Its location provides access to the shopping, dining, medical facilities and recreational opportunities found throughout Lakewood Ranch while maintaining a quieter, more private residential setting.
Residents can reach destinations throughout Manatee and Sarasota counties, including downtown Sarasota, the University Town Center area and Florida’s Gulf Coast beaches. Travel times vary considerably with traffic, so buyers should evaluate the location based on the places they expect to visit most often.
The Concession is known for individually designed custom and luxury estate homes rather than a large collection of standardized production homes. The community’s residences are arranged among distinct enclaves that include Birkdale, Nicklaus Manor, Lindrick and Parkstone Estates. Many homesites offer substantial acreage, natural vegetation, preserve surroundings or water views.
Architectural styles, construction dates, interior finishes and renovation levels vary from one property to another. That variety is part of the community’s appeal, but it also means buyers and sellers should avoid relying on a simple neighborhood-wide price-per-square-foot calculation. Lot position, privacy, design quality, construction standards, outdoor living areas and the condition of major systems can materially affect value.
Golf membership should be investigated independently from homeownership. The Concession Golf Club is a private club, and membership availability, categories, costs and approval requirements can change. Buyers interested in golf should obtain current written information directly from the club before purchasing a home.
The club also offers culinary membership opportunities that provide access to dining experiences and club events. Buyers who appreciate the setting and residential character but do not intend to play golf should still determine which club opportunities may be available to them.
The Concession Golf Club takes its name from the celebrated moment at the 1969 Ryder Cup when Jack Nicklaus conceded Tony Jacklin’s final putt. The championship course was designed by Jack Nicklaus in association with Tony Jacklin and is set within a natural landscape of wetlands, oak hammocks, pines and native vegetation.
The course has hosted prominent competitive golf events, including the 2021 WGC–Workday Championship. Its separation from the surrounding residences helps preserve a golf experience that feels different from many residential courses where homes closely border the fairways.
Club amenities are centered on private golf, dining, member events and hospitality. The Bistro provides dining in a refined but comfortable setting, and the club’s culinary programming has included brunches, wine dinners and holiday events. Golf, culinary and other membership privileges are subject to current club policies.
The residential experience is quieter than that of a large resort-style master-planned community. Buyers looking for a broad collection of neighborhood pools, playgrounds, fitness centers and organized recreational facilities should compare The Concession carefully with other Lakewood Ranch-area communities. Buyers who prioritize privacy, custom architecture, natural surroundings and private-club access may find its lower-density format especially appealing.
Every Concession property should be evaluated individually. In addition to the home itself, buyers should consider the homesite, preserve or water exposure, drainage, roof and mechanical-system age, construction quality, insurance requirements, association documents and any planned improvements.
Buyers should request current association documents and confirm all applicable fees, restrictions and approval requirements. If club access is important, current membership information should come directly from The Concession Golf Club rather than from an older listing, brochure or previous owner.
Luxury inspections may also require specialists beyond a general home inspector. Depending on the property, buyers may need separate evaluations of the roof, pool, generator, elevator, irrigation system, outdoor kitchen, specialty windows, water-management features or other custom-home components.
Pricing a custom home in The Concession requires more than comparing total square footage. Buyers may place substantial value on lot privacy, water or preserve views, architectural quality, renovation history, indoor-outdoor living, garage capacity and the condition of major home systems.
A strong selling strategy should explain what makes the property distinct and how it compares with both active competition and recent closed sales. Professional photography, video, accurate property details and targeted presentation are particularly important when the likely buyer may be relocating from outside the Sarasota–Manatee area.
Market conditions can vary by price segment and property type. Sellers should use a current community-level market analysis rather than relying on broad Lakewood Ranch averages that combine very different homes and neighborhoods.
The Concession is often compared with The Lake Club, Country Club East, The Founders Club and Lakewood Ranch Golf and Country Club. Each offers a different combination of golf access, residential amenities, architectural styles, home ages, location and membership structure.
The best choice depends on more than price. Buyers should consider whether golf is essential, whether they prefer a bundled or separate membership structure, how much privacy they want, whether they need new construction and how frequently they plan to use Lakewood Ranch, Sarasota or Gulf Coast destinations.
Available inventory appears below and changes as properties enter the market, go under contract or close. Online listings provide a useful starting point, but they do not always explain renovation history, club considerations, lot differences or how a property compares with recent private and public market activity.
Monthly and quarterly market reports provide a more current view of active inventory, pending activity, recent sales, pricing and buyer demand. Because those figures change, they should be presented in separately dated reports rather than written permanently into this community guide.
Mark Boehmig’s Concession market reports use available MLS and market-report information to explain what the latest activity may mean for buyers and sellers. Information is deemed reliable but is not guaranteed and should be independently verified.
