The “middle” of the active market is in the mid-$600s. The report’s active median list price landed at $675,000. That’s a helpful anchor for buyers, but it’s not a pricing formula for every home—Esplanade has meaningful variation in lot type, view, upgrades, and footprint.
The active price range is wide—and that range matters for strategy. Active listings in this report ranged from $455,000 up to $1,175,000. In practical terms, the buyer pool at $500K behaves very differently than the buyer pool above $900K+.
Per-square-foot pricing is still strong for the right product. The active median price per square foot in this data set was $322/sq ft. That’s a good “reality check” metric when you’re comparing floor plans and upgrade levels—especially if two homes are priced similarly but one is meaningfully larger.
