When it comes to new construction Lakewood Ranch buyers can get excited about, I like to stand on the ground before anybody builds a single house on it. Something about seeing the raw dirt before the brochures and renderings show up tells you more than any website ever will. That’s exactly what I did with Ever Creek, the newest Pulte community coming to Lakewood Ranch — and here’s everything confirmed so far.
Right now, Ever Creek Lakewood Ranch is just cleared land and a stretch of new road off Bourneside Boulevard, about a half mile north of Fruitville Road, still inside Sarasota County. Pulte closed on the property back in June — 464 acres. There’s no sales center yet, no models, and honestly, most of what’s floating around online about this community right now is guesswork. So I wanted to walk the actual site and tell you what’s confirmed versus what isn’t.
New Construction Lakewood Ranch: The Numbers Behind Ever Creek
The plan is 1,000 homes total: 850 single-family homes and 150 townhomes. Pulte says homes will range from about 1,500 to almost 4,000 square feet, with 2 to 5 bedrooms, 2 to 3.5 baths, and 1- to 3-car garages.
That’s a wide spread on purpose. This isn’t a one-note community aimed at a single buyer type — it’s built to cover a starter buyer and a bigger family under the same roofline, in the same neighborhood.
Where Ever Creek Actually Sits in Lakewood Ranch
Location matters more than the brochure, so here’s the real picture. Bourneside Boulevard runs south straight into Fruitville, and that corridor is going to carry all of Ever Creek’s traffic once it’s built out. If you’ve looked at anything in this pocket of Lakewood Ranch already, you know this road.
For buyers moving into this part of the Ranch, the question I get every time is the commute — how far to I-75 and the Fruitville corridor shopping. From here, it’s a straight shot. Nothing exotic, nothing you have to think twice about. This pocket of new construction Lakewood Ranch keeps expanding along the Bourneside corridor.
There’s also a trailhead nearby that’s already built and gets used daily. Ever Creek is promising almost three miles of new trails that tie directly into the roughly 150 miles of trails that already run across Lakewood Ranch. If you’re the kind of buyer who actually uses trails — walking the dog, riding bikes with the kids — this community isn’t getting bolted onto Lakewood Ranch as an afterthought. It’s getting stitched into the same trail framework you’d use if you bought somewhere established ten minutes away.
Ever Creek Amenities: What’s Coming to the 8-Acre Campus
The amenity plan centers on an 8-acre campus with:
- A beach-entry pool with a lazy river
- A fire pit lounge
- A clubhouse with a fitness center
- A pickleball complex with shade structures
- A dog park, playground, and event lawn
None of that is built yet — this is the scope of Pulte’s commitment, not a description of anything standing today. But Pulte has delivered this playbook elsewhere already, so I went and looked at one of their existing communities to see the actual finish level and quality, rather than just taking their word for it. Same builder, same approach — they’re just running it again in a new location. It’s exactly the kind of amenity package that’s becoming standard for new construction Lakewood Ranch communities right now.
Homes here will include gated-community access, impact glass on every homesite, and preserve and lake views.
Where This Leaves Buyers Considering Ever Creek
Ever Creek is early. No models, no pricing, no move-in dates yet. But it’s 1,000 homes on almost 500 acres in one of the last undeveloped pockets left in the Lakewood Ranch area, and that kind of opportunity doesn’t come along often anymore.
