The Country Club East market was classified as neutral in August 2026, with three months of inventory based on closed sales. Inventory remained significantly below the prior year, while closed sales increased year over year but fell from July. Pricing measures improved month over month, although they remained below August 2025 levels.
This report was published in September 2026 using data available through the end of August. Because only four properties closed during the month, individual transactions and the mix of homes sold may have had an outsized effect on averages and percentages.

The report defines a neutral market as having three to six months of inventory. A seller’s market has less than three months, while a buyer’s market has more than six months.
Sales Slowed From July but Improved Annually
Four Country Club East properties sold in August. That was one more sale than the three recorded in August 2025, producing a 33.3% annual increase. It was also five fewer than the nine sales recorded in July, a 55.6% monthly decline.
Pending activity also slowed. Four properties went under contract during August, compared with 10 in July and 10 in August 2025. That represented a 60% decline on both a monthly and annual basis.
Interpretation: The annual gain in closings is encouraging, but the lower pending count suggests caution when projecting near-term activity. With such a small number of transactions, one or two additional contracts can materially change the percentages.
Inventory Remained Below Last Year
The number of properties for sale was 40% lower than one year earlier, a decrease of eight listings. Active inventory also declined 20% from the previous month. Buyers therefore had a smaller selection than they did in either July 2026 or August 2025.
Months of inventory based on closed sales stood at three. That was down 55.5% year over year but up 78% from July. Months of inventory based on pending sales was also three, up 50% annually and 100% monthly.
The report separately classified the 33.3% absorption rate as indicating a seller’s market. The absorption rate based on closed sales rose 122% from the prior year and fell 44.5% from July. Based on pending sales, it declined 33.4% annually and 50.1% monthly.
Interpretation: These measures approach supply from different directions. Months of inventory placed the overall Country Club East market at the neutral boundary, while the absorption-rate calculation favored sellers. Taken together, the data describe limited supply without showing uniformly strong sales momentum.
Prices Rose Monthly but Fell Annually
The median sold price reached $918,000 in August, rising 19.2% from $770,000 in July. It remained 35.6% below the $1,425,000 median recorded in August 2025.
The average sold price was $883,000, up 6% from $833,000 in July but down 43.2% from $1,555,000 one year earlier. The report classified both the average and median sold-price trends as neutral based on their six-month trends.
Average sold price per square foot was $394. That was 14.9% above July’s $343 but 18.9% below the $486 recorded in August 2025. Its six-month trend was also neutral.
Meanwhile, the average asking price for active listings was $1,197,000. That figure was down 0.2% from $1,200,000 in July and down 5.6% from $1,268,000 in August 2025.
Interpretation: August’s monthly price gains do not by themselves establish broad appreciation. The annual comparisons were lower, all three six-month sold-price indicators were neutral, and the small number of closings means the types and price points of the four sold homes could have significantly affected the results.
Marketing Time and Negotiation
Homes that sold during August spent an average of 61 days on the market. That was 51.6% below July’s 126 days but 38.6% above the 44-day average from August 2025. The six-month days-on-market trend was classified as neutral.
Sellers received an average of 94% of their original list prices. The ratio increased 4.4% from July and decreased 2.1% from the prior year. Its six-month trend was described as remaining steady.
Interpretation: The 94% ratio shows that negotiation from the original asking price remained part of completed transactions. It is an overall average, however, and does not determine the likely outcome for a particular home.
What the August Results Mean
For sellers, reduced inventory may limit direct competition, but the declines in pending activity and annual prices make accurate positioning important. The neutral six-month trends also support evaluating recent comparable sales rather than relying only on the strongest monthly percentage.
For buyers, fewer available listings may mean a narrower selection. At the same time, the 94% sold-to-original-list-price ratio and 61 average days on market show that the Country Club East market was not operating without negotiation or marketing time.
Interpretation: August offered mixed signals rather than a decisive advantage for either side. Property condition, location, features, asking price and competing inventory should be considered at the individual-home level.
